Site Description and Improvements
The neighborhood consists of large parcels of land, often including various uses such as equestrian, vineyard, farm to table restaurants and inns. The site makes up seven contiguous parcels of land. The winery is on the 231.96 acre parcel, and includes 23 acres of grapevines surrounded by deer fencing. Additionally, there is one large, and several smaller parcels that total 127 acres. The larger parcel is mostly open land, whereas the smaller parcels are long and narrow wood lots, and back up to Short Hill Mountain range to approximately 1200 feet above sea level. The combined area is 358.96 acres. The topography is generally level starting on Mountain Road, and slopes up sharply about 1/2 way up to the western ridge line of the property. The Property is Zoned Agriculture/Residential (AR-1). The property is under a Land Trust Easement to include three additional building envelopes, and additional tenant homes. All acreage comes with the opportunity for additional farm structures, and agricultural activities. Potential for other commercial activities in and around existing winery and tasting room.
The Property is accessed by Mountain road, a well travelled two-lane road connecting to State Route 9 (Charles Town Pike), which connects Northern Portions of Loudoun County, and Maryland. The winery is accessed by 3500 feet of 15 foot wide private gravel road maintained by the owners. The site is serviced by on-site drain fields and well.
The Tasting Room, and Winery is a custom built, 1995, Ron Williams Tasting and Event facility. It is a wood structure, with standing seam metal roof, a masonry foundation with concrete slab. The Tasting Room, and Winery and Cellar located on the lower level, make up a total of 6,792 SQ.FT., with multiple decks, porches and patios for additional seating (~1200 SQ.FT.). There is a finished second floor, (1,464 SQ.FT.) which includes a full kitchen and bathroom, plus a large deck, 30’ X 40’, which can, along with the apartment, be converted into an additional tasting area. The apartment is accessed by a separate interior entry from the 2 car garage entry foyer. The structure was built with Reward Insulation System, including Geo-Thermal heating and air, plus a generator.
The Manor House is a 2-story 5 bedroom, 3 full bathrooms, wood frame, with stucco exterior originally built in 1840, with additions added over the years. The total square footage is 4,226 SQ. FT. above grade with a full unfinished cellar basement. A separate 2-car garage, and stone storage house is located in the back of the home.
The stable is a 2 stall, 528 SQ.FT. wood barn structure.
The Case Storage and Equipment Storage building is a wood frame, metal exterior with a masonry, concrete slab foundation. It measures 3200 SQ.FT.. and has a corrugated metal roof. Built in 2001, it has 680 SQFT. of Climate controlled enclosed space for wine storage.
